We maintain a short list of proven lenders, inspectors, real estate attorneys, and contractors. You choose who you work with; we simply provide vetted options and help you compare. We also manage introductions and scheduling so the process stays efficient.

Do you work with military families and VA loans?

Yes. Our team is veteran-led and experienced with VA loans, PCS timelines, and base-to-base moves. We coordinate with your lender to verify eligibility, explain appraisal and inspection expectations, and structure your offer so your benefits are protected while staying competitive in today’s market.

What is Homes for Heroes, and do I qualify?

Dorazio Real Estate is a Homes for Heroes affiliate real estate specialist for Chicagoland. When you buy or sell with us, Homes for Heroes sends you a Hero Rewards check after closing, and the average check is $2,300. Five groups qualify: firefighters and EMS, law enforcement, military and veterans, healthcare professionals, and teachers and educators. Can I use a VA loan to buy a multifamily building?

Yes, when you live in one of the units. We help buyers use this owner-occupied strategy, called house hacking, and we work through the strict appraisal and compliance standards that come with VA loans. Can you help with PCS relocations or out-of-state moves?

Absolutely. For inbound moves, we set up a short planning call, refine your search, and run virtual tours when needed. For outbound moves, we refer you to a trusted agent in the MIL-Estate network, share your priorities with them, and stay available for questions until you are settled.

Do you provide referrals if I’m moving elsewhere?

Yes. We partner with reliable agents in other cities and share your goals and timeline with them. You get a warm introduction, context, and continuity so your transition stays organized.

Buying and investing

What property types do you handle?

Single-family, condos, townhomes, 2–4 units, larger multifamily, mixed-use, and select commercial. We help you weigh condition, rents, taxes, and local ordinances, then map those details to your budget and timeline so you can make a confident decision.

Can I estimate my monthly payment before I talk to a lender?

Yes. Our mortgage calculator estimates the full monthly payment for a VA, FHA, or conventional loan, including principal, interest, property taxes, homeowners insurance, HOA dues, and PMI. For a VA loan, it finances the VA funding fee into the loan. Treat the results as planning estimates, and reach out when you want the numbers run against a real property.

Where can I see your current listings?

Do you support investors?

Yes. We review rent rolls, expenses, and market comps, and we model conservative scenarios that account for vacancy, capex, and financing costs. You will see the upside and the risk clearly so the numbers, not the noise, drive the choice.

Can you review a multifamily deal without representing me?

Yes. Our multifamily investment analysis works as a standalone service, with no obligation to hire us for the purchase or sale. Send the address, listing information, rent roll, and any financials you have. We return a report covering income and expenses, cap rate and cash flow projections, comparable rents, value-add opportunities, and risks.

Do you have short-term or vacation rentals?

Yes. Dorazio Real Estate is a partner in a number of short-term and vacation rentals across the US. Our short-term rentals page lists the ones available to book, with a direct link to each listing on Airbnb.

Selling your home

How do I find out what my home is worth?

Request a Comparative Market Analysis with your address, and we will email you a personalized CMA within one business day. In most cases you will have it the same day. Requesting a CMA does not obligate you to work with us.

Can you help me price my home correctly?

Yes. We analyze recent comparable sales, active competition, and days on market, then factor in condition and timing. The goal is to attract serious buyers early, reduce price cuts, and keep your leverage during negotiations.

Do you offer guidance to prepare my home for sale?

We provide a prep plan that balances return and effort. Expect targeted touch-ups, exterior cleanup, light staging, and a photo plan. If larger work could change your pricing tier, we will price out options and help you decide if it is worth doing.

How do I get my home ready for listing photos and the floor plan scan?

Our photo and floor plan prep guide covers it room by room and includes a printable checklist. Declutter and clean, put away personal items, turn on every light, and open the blinds. For the scan, open all interior doors, keep the floors clear, and avoid walking through rooms while we measure. Do you provide floorplans or layout visuals for listings?

Yes. Every Dorazio Real Estate listing client receives a professional floorplan as part of our marketing package to help buyers understand layout and flow before touring. We also provide floorplan services for homeowners, landlords, investors, builders, and designers who need measurements and visualizations for renovations, marketing materials, or property management. We deliver clean, reliable layouts suited for MLS listings, short-term rentals, or long-term planning.

Can you help if I need to buy and sell at the same time?

Yes. We start with a clear plan for financing, timing, and risk. Some clients list first and use a closing or rent-back to bridge the gap; others secure the next home with a financing approach that lets them move without rushing the sale. We coordinate timelines with lenders, attorneys, and the other side so your move is organized and the numbers make sense.

Valuations and property services

What is a Broker Price Opinion, and how is it different from an appraisal?

A Broker Price Opinion (BPO) is a licensed broker’s written opinion of a property’s probable selling price, based on comparable sales, active competition, local market conditions, and the property’s condition. An appraisal is separate work done by a licensed or certified appraiser, and a lender that requires an appraisal will not accept a BPO in its place. Our BPO service starts at $149 for a remote report and $199 with an onsite visit. You can order one without listing the property.

How much do floor plans cost, and how long do they take?

Floor plans use flat pricing per plan, starting at $149 for a 2D plan. 3D and Gross Living Area (GLA) options cost more, and our floor plan services page lists every package. Plans arrive one to two business days after we scan, though larger or more complex plans can take longer. We cover Chicago and the suburbs within 30 miles of the Loop.

Do you offer property management?

Property management runs through our sister company, BCG Real Estate Group, a veteran-owned Chicago property management company. Through BCG, we support more than 100 units.
